Rent
The rent is payable per calendar month, in advance by Standing Order.
Deposit
A small deposit is payable in advance, which will be protected in the DPS (deposit protection scheme), a government backed program. At the end of the tenancy the deposit will be returned less any deductions which may be necessary.
Type and Duration of Tenancy
Properties are let on the basis of Welsh Occupation contracts. The normal term of the contract is 6 months fixed and after that it becomes a rolling contract.
Reserving a Property
After viewing the property either in person or virtual you will be asked to complete an application form. If we think you are a good fit and believe you will pass referencing we will request a holding deposit of £100.00 as well as the deposit that will be processed by DPS. The holding deposit will be deducted from your first month's rent.
Administration Fees
There are NO administration fees.
References
In depth verification checks are carried out confirming ID, employment details including position and salary, previous rental history, financial standing, CCJ and criminal record, etc
Guarantor
Tenants with guarantors (UK based home owners) are preferred. The guarantor will also have to provide some personal details and sign an agreement.
Insurances
The owner of the property is liable for insurance of his own possessions, but the tenant is responsible for insuring his own possessions.
